This website is operated for Storybook Timeless Designs Pty Ltd (ABN 20 667 179 900), trading as Storybook Designer Homes, and Storybook Construction Supplies Pty Ltd (ABN 24 637 304 655), together referred to as “Storybook”, “we”, “us” or “our”.

Storybook Timeless Designs provides bespoke custom-home design and documentation services. Storybook Construction Supplies supplies material kits for individual homes. Neither company is a registered builder.

Construction, site management, supervision, trade engagement and compliance during construction are the responsibility of the client acting as an owner-builder or the registered builder engaged by the client. Owner-builder and building requirements vary between states and territories and should be confirmed with the relevant authority.

The website provides general information about Storybook, design ideas, home styles, land considerations, construction pathways and our services. It is not building, engineering, planning, legal, financial or investment advice.

You should obtain advice appropriate to your land, project, finances and jurisdiction from qualified professionals. Website content is not a substitute for site investigations, engineering, planning approval, building permits, contracts or professional advice.

Website content is an invitation to enquire and does not constitute an offer, fixed quotation, promise of availability or binding agreement. Any design, documentation or material-kit engagement will be governed by a separate written proposal or contract.

Indicative budgets, prices, inclusions, timeframes and processes may change and can be affected by site conditions, location, regulation, design development, consultants, suppliers, freight, labour and market conditions. A project-specific written quotation or agreement takes precedence over this website.

Images, videos, plans, drawings, renderings and completed-home examples illustrate individual projects, design ideas or artistic concepts. Finishes, landscaping, furniture, fixtures, dimensions and other features may differ from what is supplied or approved for another project.

Every site and client brief is different. A design shown on the website may not be suitable for your land, planning controls, climate, budget, construction method or personal requirements without substantial adaptation.

Unless stated otherwise, the website and its content-including Storybook names and branding, text, photographs, videos, designs, plans, drawings, visualisations, graphics and the Storybook design archive-are owned by or licensed to Storybook Timeless Designs Pty Ltd and protected by intellectual-property law.

You may view the website and print or save a reasonable extract for your private, non-commercial evaluation of Storybook’s services. You must not reproduce, publish, communicate, adapt, distribute, sell, commercialise, reverse engineer or use any design or content to construct a building without prior written permission or an applicable written licence.

Where a design licence is granted under a separate agreement, its scope and permitted use are governed by that agreement. Unless expressly agreed otherwise, a documented design is licensed for one construction on the site for which it was prepared.

You must not use the website unlawfully; attempt to gain unauthorised access; interfere with its operation or security; introduce malicious code; scrape or harvest content or personal information at scale; impersonate another person; submit misleading, defamatory or infringing material; or use the website in a way that harms Storybook or another person.

You are responsible for ensuring information submitted through the website is accurate and that you have authority to provide it. Sending an enquiry does not create a client relationship or require Storybook to accept a project.

Personal information is handled in accordance with our Privacy Policy. Please do not send confidential, commercially sensitive or third-party material until appropriate arrangements are in place.

The website may contain links, embedded YouTube videos, social-media content and other third-party services. These are provided for convenience and do not imply that we control or endorse everything published by those services. Their availability, content, security, privacy and terms are governed by the relevant third party.

We aim to keep the website useful and accurate but do not promise that it will always be available, error-free, complete or current. We may correct, update, suspend or remove content or functionality without notice.

To the extent permitted by law, Storybook is not liable for loss caused solely by reliance on general website content, interruption of the website, malicious third-party activity or a third-party website. This does not exclude responsibility that cannot lawfully be excluded.

Nothing in these terms excludes, restricts or modifies any consumer guarantee, right or remedy under the Australian Consumer Law or any other law that cannot lawfully be excluded, restricted or modified.

Where liability may lawfully be limited, any limitation will apply only to the maximum extent permitted by law and will be considered in light of the circumstances and any separate agreement governing the relevant service or supply.

We may update these terms to reflect changes to the website, our services or the law. The current version and effective date will be published on this page. Continued use after an update constitutes acceptance of the revised website terms.

These website terms are governed by the laws of Victoria, Australia. Subject to any rights that cannot be excluded, the parties submit to the courts of Victoria and courts entitled to hear appeals from them.

If any provision is invalid or unenforceable, it will be read down or severed to the minimum extent necessary without affecting the remaining provisions.
